The Senior Asset Manager is responsible for defining and proposing the strategy at asset level to the investor and then implement it after validation.

He / she is in charge of managing a portfolio consisting of retail and / or office, residential, hotel and industrial assets, which includes the monitoring of following activities : letting, property management, Capex, valuation and budget processes.

He is also responsible for the implementation of the letting and marketing strategies to reduce the void and increase the revenues.

As Public Sector Specialist, he will be responsible for an office portfolio occupied by the public sector (Belgian and international).

As Sales Specialist, he will also, together with the Head of Asset Management, be responsible for the disposal processes and the sales negotiation..

Prepare / review the buildings ASAP documents and updates.

Key Accountabilities :

  • To collect and analyse all information related to AUM . These include : technical, legal, tax, market and commercial data
  • To work with the relevant internal departments on all valuation assumptions of the asset(s), in order to identify and set-
  • up the best AM strategy End result is to optimize financial performance related to client objectives and arbitration

  • To ensure the implementation and monitoring of the strategy, including : monitor capex, charges and revenues related to asset management, set-
  • up and follow-on budgets, implement leasing and marketing activities, manage the property managers and others asset partners or suppliers, guarantee the service quality

  • To ensure asset liquidity including administrative and legal records are kept up to date
  • Monitoring and co-ordination of the local letting agency brokers to reduce the void in the invested assets portfolios and improve the revenues and returns.
  • Negotiation of the lease agreements or amendments with the prospective or existing tenants. Idem for PM agreements and other service providers.
  • Participation to the definition of the marketing activities
  • Participate in the elaboration of different strategies for projects such as transformation, demolition, reconstruction or refurbishment of assets to make them match with the market requirements
  • Manage and coordinate the different actions to find the right answer to specific needs of public services-tenants (f.e.
  • extend leases, works, advice in exploitation of the asset, )

  • Negotiate long term lease contracts or lease extensions with public services-tenants.
  • Implement public strategic plan information into clients portfolio development / management.
  • To supervise the disposal processes through analysis and presentation of divestment proposals to the investment committees and by analysing and calculating of cash-
  • flows and preparation of management / investor papers (in ARGUS format).

  • Networking with local market players (brokers-evaluators RE companies, PM, lawyers in order to manage the disposal processes
  • Other tasks : Perform other related tasks and projects as assigned from time to time
  • Role Requirements :

    Education / Qualifications

  • Degree in Finance / Business / Real Estate or significant relevant professional experience
  • Surveying qualification (e.g. RICS) is a plus
  • Experience

  • A proven track record in real estate (10 years) : previous experience working for an investment manager / property company / letting or investment agent / professional advisory firm or in preparing, structuring and realising divestment processes
  • Knowledge and Skills

  • Established network in the Real Estate business within the local country / countries
  • Good understanding of all relevant real estate legislation
  • Good understanding of financial techniques related to real estate investments
  • Excellent communications and presentation skills (French / Dutch / English)
